is this roofing quote in the ballpark ?
I'm going to need a roof soon on the house and already need one on the detached garage so today received a quote from a national known company. Job consists of 32 squares of shingles and 6 square of " low slope ' roofing. They will use 15 lb. felt and completely tear off the existing roof. New aluminum drip edge on all perimeter and ice/water shield on the eaves and valleys. Cut and install ridge vents. Shingles have a lifetime warranty with a 10 year labor warranty. Includes dumpster and clean up total price 13,990.00. Is that a decent price ? Job would take two days. After thinking about doing this myself I have realized I'm 55 years old and this is better left to someone younger, plus it would take me too long to do. I really just want to know if this is a decent price.

State Farm just paid for mine 34 squares class 4 and 5 squares of flat roof 14.5k

I can't say for certain because I don't live in Georgia, but here in Arizona, that is a reasonable price.

How steep is that roof? Is the low-slope for your garage roof?

Sort of depends. I work with a bunch of these folks. The guy I use does A quality work and charges C- prices. This is most likely A quality with A pricing. I find the larger outfits have high overhead and have to charge for it. If you can get referrals from folks in the know you very likely can improve this. Example? I had three reputable outfits quote me on a house a few yeas ago. Average cost $13K. I got it done (from the fellow who is now my "go to") for $6200. Excellent workmanship.

Location... location... location. Before I signed, I would recommend getting another quote from someone outside of your immediate area. When we had two houses (one in Jacksonville, AL and one in Huntsville, AL), there was a HUGE disparity between the quotes we received for Huntsville versus what we got for Jacksonville. Although the difference in the sizes of the houses was minimal (about 200 square feet), there was a massive difference in the prices were received - Huntsville was 79% higher. Additionally, the roof a Huntsville was much simpler whereas the Jacksonville house has several roof levels. Both houses used 30-year architectural-style shingles.
Along the same lines, I am in process of getting quotes for a garage. There is a $10K difference in price from a builder in Huntsville compared to a price (for an identical garage) from a builder from Hazel Green. |
+1 on Larry's advice. A little research on low overhead local contractors can save you thousands.

There is a roof girl in the Dallas area that can give you a quote. She loves to have her picture taken, but make sure you cover all the bases and get her to sign a models release. Do not look her directly in the eye or you may become smitten.

Recently had 44 squares done here in Charlotte, steep roofs, architect 30 yr shingles. It was hand nailed, took them two days, and included a compete tearoff and takeaway. Included new gutter guards and drip edge. They also removed 4 old aluminum roof vents and replaced with a ridge vent system. $12,500 complete. It was done by a local, well-known contractor (no fly by night).

However that said my mother just had her roof done about 25 sq but came close to $8500 because there was some rotton plywood to replace and a premium company working in a gated over 55 community .(Add for 85 year old woman customer). Cheapest I have found recently was through craigslist. I had a 2 car detached garage done labour only to strip and nail the new shingles $200 . I bought the shingles and nails and had to haul away the debris(I used a teenage neighbour for cleanup $50 .Total with cleanup was 250 labour 400 shingles and 100 dump fees. About 6 squares. |

I'm a dirty foreigner so I don't know about local prices. But around here that would be considered good.
Ask around and see who is the best roofing person locally is. NOT who is cheapest. Roofs can be done badly and they can be done well. Both look much the same until it rains :eek: |
around here we hire the Amish. You have to get the materials, they show up in their buggies and get er done. Good work done cheap and fast.

Received another quote today from a reputable local roofing contractor that happens to be a Porsche guy, fully licensed and using name brand products. Over 3k less than previous quote..........not a hard decision.

Here in NW Ohio, I haven't heard of too many normal sized roofs going for more than $10,000, but i'm not in a city or dense population zone, so prices are more reasonable.
