Replacing attached garage's door
 
am i correct in understanding that when I replace the door that joins attached garage to foyer, i have to use a fire rated door according to IRC codes? previous door was non fire rated from 1980's.

and as a landlord, how do i charge this to on former tenant's security deposit? full replacement cost with code update? or am i only allowed to charge him for what he broke, namely the non-firerated door?

Here in NY when i purchased my house the fire door was already installed. That was in 93. I would guess that's the standard code all around. I have a tenant and if here damaged my door I would probably ask him for a part of the payment either though a monthly payment or one time . He has been a good tenant;).

Technically you should have replaced the door at your cost to comply with code whether it was broken or not?

So look at any contribution from the tenant as a bonus.

I'd say that you need to replace it with a fire rated door. Get the dimensions off you old door and a new metal one can be made that you can just install the hinges and hang.

In most venues, you need a 20 minute door. Just about any solid core door will suffice. Some will want a plaque on the jamb of the door.

You need a closer on the door also.

Not expensive.

Just do it.

yea i plan on doing it. it's my old townhouse. when i moved in, i didn't have issue with it from city inspector. but yea now i'll replace it with firedoor.
