BidLion.....................Anyone heard of it?

So we were looking into a short-sale property that could've worked for us in the long term with a good location a few months back. This SFH had more tie-ups between the first and second (and possibly third) trust plus a couple who were in the midst of a nasty divorce. In addition, a clue-less RE agent who swore the husband would need $10K cash to him in order to complete the deal.................................

Ultimately, we gave it no further interest. Now we see it back on the market, listed easily $50 / sqft over comps - or @$60K+ over comps asking price. Of 11 pic's online, only 1 shows a glimpse inside.

The listing is directing potential buyers to this site: BidLion.com Anyone heard of it?

I don't see the point... The listing agent subscribes to the service, which is essentially a platform for people to submit NON-BINDING offers for a property...

I don't understand how soliciting non-binding offers benefits anybody.

Read the fine print. Some of those service hit the buyer with a percantge fee...

Usually they are bank owned homes. Send me the address and I can pull it up and tell usually

Legal listed owner now is BNY Mellon... Looks like it reverted them on 10/15. Appears the sellers were underwater on it.

Many times the foreclosures get listed by agents who do a high volume of foreclosure with very little work into them. Not many pics etc...

Not knowing the market I can't give any opinion on price, but it may be a while before they come to terms with what it's worth. And the seller sets the price, not the agent, so the bank is probably trying to recoup their losses at the current price

Interesting as they must not be in any hurry to recoup. Obviously they'll need to rack up months of penalties, interest and fees to be recouped later this year via Fannie / Freddie guarantee pay back, or ahem........our tax dollars lining their pockets......................
