Since you agreed to the contract with them saying they didn't want to include with any closing costs fees, warranty...

And Because they did include closing costs on negotiation the inspection results I would only agree to only REPAIR the items specifically listed by the inspector (not offer money or discounts for them to), especially since it is only a few small items like you stated.

As for the added discount for closing etc. I would just tell them that re-negotiating the puchase outside of repairs to meet inspections was not part of the original contract and they would be the ones defaulting on the contract not you. And you are not willing to use the inspection settlement as a re-negotiation point to entertain other offers on the house. Make any comments very matter of fact do not show you are upset. You are not a desperate or motivated seller. You felt the offer originally signed was a good offer for both parties. If they don't feel that way, you will find another buyer.

That is just what I would do as a matter of principle. And I wouldn't care if the extra money they asked for was $5, a deal is a deal. They already agreed to pay a specific amount. And you are already out the house being off the market for inspection etc. AND it's a new listing, it's not like the house has been on the market for several months! What they are doing is called motivated seller tactics to lower the purchase price. You might even tell them that the inspections show the house in such great condition that you would like your original asking price!

They will ask for all kinds of stuff whenever they can because as the seller all you can do is say no.

I am not in real-estate and have not stayed in a Holliday in Express.

I completely understand. Yes, they are slimeballs pulling a slimeball move on you. It sucks to be put in your position.

Slow down there sparky. Their first counter offer is NOT their final offer. Negotiate!
Tell your agent to send a verbal message that you may just keep the ernest money and tell them to walk. They'll come back with another offer.

And THIS ^^^^ is why I live in a "flyover" state, and not one of the coasts. I paid far less than that for my 10 acre farm in Ohio.

Ahhh Indy... I have been there a few times. That house would be 800k in my zip code.
