Shop for sale

I have a friend in a smaller No Cal town looking to retire. Where do you folks think a “shop for sale” would get some eyes on it?

Is he selling a going business or just real estate with an existing shop? What type of business?

These are good questions and here are some more:
1. Will there be a transition where the owner is onsite as an employee?
2. Does he have an active client list?
3. Does he have employee's who will stay on or is it a one man band?

The reason these questions are important is because I've seen many shops where guy's retire but have been winding down for several years, meaning their client list has wound down to only a few clients. Also, if there are no employee's and the owner is moving to somewhere else then you lose the skilled labor that built the business. So you're down to equipment and furniture and maybe real estate but maybe just a lease on a rented shop.

The ideal situation when buying a shop is it's a thriving shop, with a long client list, several skilled employee's and an owner who stays for a year or two to show you the ropes and transition the clients. Also real estate is a plus.
