1989 911 Cab top replacement Qs

Hi:
I'm thinking about replacing my top to my 1989 911 Cab. The window is very yellowed, there is a small tear on the side of the top (no leak) and the top leaks a bit. The cost to replace a window is $450+ and the cost to install a top is only $550. I see that Pelican sells the top in German canvas for $891 and looking on ebay, I see that I can purchase a top for $335 to $400. One of these companies, is richandfamoustops, seems to be quite reputable.

They have a feedback scoreof 857 and 99%+ positive feedback. It costs $400 and they install for another $550. So, for about $1k, a new top.

Are these prices too good to be true or is this about market price?

Also, would you recommend changing the seals when I do the top? Definitely the side window seals are gray and dingy.
