Being lax on him is part of the problem.
Set ground rules and go over them with him with your wife sitting by your side. Tell him "third time and you are out" then give him a copy of the rules.
Then let him break them twice. Third time toss his assets out. Its the only way he is going to learn, otherwise he feels that its ok to "sponge" off of people.
A good thing for this kid is 4 years in the military. They go in a kid, come out a man.
