Avoidable if you charge your tenant(s) a refundable security deposit up front. In CA, you can charge the equivalent of one month's rent.
If the amount you have is all you've got, make sure the unit isn't damaged, and if so, deduct the cost of repairs from her payment, then provide her copies of the repair invoices. What's fair for both should be fair.
