I missed the part in your OP about textured. Not sure how but I did. Yeah that will add a degree of difficulty. The chair rail molding would be an easy addition.
Look into a husqvarna floor grinder to rent for the epoxy. It only has a 10" head but those diamond inserts make quick work of prepping the floor.
