On the brighter side, a fussy tenant can be you eyes and ears on the property.
They want it right as if it were their own home. They stay and nest and take over part of your job. Maybe the drain is running slow and a rotor-rooter will clear a bad pipe before it becomes flooded basement disaster. Maybe the cracking ceiling is a sign of structural problems which can be fixed before it becomes a bigger issue. |

Good point.
Good friend of mine is a builder. He mentioned to me once during a conversation about intangibles that he can't remember a year that went by that he didn't go back to his standard contract document with revisions because something came up that he wanted to have included for future scenarios. He's one of the best builders in the area too. Does excellent work. I thought that was very smart - and it stuck with me.
