Garbage pick up is honest to goodness 10 feet from their front door. To fkin lazy to walk it 10 feet to the provided garbage cans . Instead, they open the front door, set the bag on the front porch, and leave it there.

On the brighter side, a fussy tenant can be you eyes and ears on the property.
They want it right as if it were their own home.
They stay and nest and take over part of your job.

Maybe the drain is running slow and a rotor-rooter will clear a bad pipe before it becomes flooded basement disaster.

Maybe the cracking ceiling is a sign of structural problems which can be fixed before it becomes a bigger issue.

Good point.

Good friend of mine is a builder.

He mentioned to me once during a conversation about intangibles that he can't remember a year that went by that he didn't go back to his standard contract document with revisions because something came up that he wanted to have included for future scenarios. He's one of the best builders in the area too. Does excellent work.

I thought that was very smart - and it stuck with me.
