Tell me about Arberdeen, WA
A friend's, friend need dump a couple pieces of family properties up there due to infighting within the family. I am told that the rental market is healthy and stable (I question that in a small cities). I have never been there but only start to read about the place a little bit. Any thoughts? One duplex and the other single family. A bit run down, but nothing can't be fixed.

The happy go lucky Kurt Cobain was from there.
It's a beautiful area, but its wealth was built on extraction industries that have diminished .

Kurt Cobain's hometown. It's about as dead as he is.
Like John says, pretty scenic, but it went downhill when logging started to suffer. It hasn't really recovered. Lots of poverty, meth, and the problems that go with all of that. I bet half the town is on some kind of welfare. So, yeah, lots of people there renting because they cannot afford to buy. I would worry about the property when renting in an area like that. Don't expect the renters to keep it up or anything, if that's what you plan to do. Probably better to sell and get while the gettin's good.

I figure that much with many small towns across the US. Typically lack of work and many are on some type of assistance. Holy siht, something to think about. Thanks for the tip. Family owns 16 properties there. Bought 40 years ago for stupid money. They are willing to dump the three that's not in the trust for 60k for the 2 bed, 1 bath, 80k for the duplex. They needs a bit of work but I am told rent is about 750 bucks.

And...it's depressing. Has a grey cloud cover a large part of the year. Was a suicide leader at one time. Not sure if that changed.
I live a few hours away. Never been. Don't see any need to go. |

I wouldn't touch them if you were thinking about the investment. As been said here, Aberdeen is a depressed town. I grew up in Olympia and spent time there in my youth. I doubt it's changed in 40 years.

I have a sister that lives there. All the above and emphasis on the Rain, gray, and depressed economy..........Used to be a big logging town......Time has passed them by.

Fish. That interesting. Forgot that its sits right on the water. Of the 15 or 16 homes they own, only two are rented to none Mexicans. Once rented and if others are available, they bring families and friends to fill new rentals in a hurry.

the more I think about it, the more I am going to let this go only because of its depress economy like most small cities throughout much of the US. I am trying to not invest in CA real estate anymore.
