My tenant told my plumber exactly what he was going to do .
And what would happen if he did not do it .
I got a call from the dispatch guy first, . Told me he had a big altercation with my tenant this morning and she called him a liar, and an ******* . She is upset , because he put the cause of the clog on the invoice, as a wad of paper towels . She knows I won't pay for it if that is what he found . This would have been the 8th service call in the last 6 months, she is a constant complainer, and there is always something wrong He called me to let me know that they would not go back to that address, unless she is not there, and I am there in person from now on . I apologized 25 times, sang their praise , and explained how happy I have been with their services, and made sure that they will still take my calls for other properties . 2 hours later, the owner of the company calls me . This is a pretty large plumbing outfit in Pittsburgh, they advertise on the radio, and television . I was surprised he called me himself I guess , he stepped in when his dispatch was having problems with Mrs Ashley on the phone, and she told him off also . His exact words to me were " your tenant is a fking piece of shiiite" He said he had worse things to say about her, but did not want to while talking as a representative of his company . This was an $89.00 plumbing call, and he will never put up with behavior like that towards his employees, or himself for any amount of money . I again, apologized, and thanked him for the good service he has always provided. I actually , really like these guys, prompt, reasonable, and reliable . I guess , she threatened to sue him, and threatened him and his family with some gangsta stuff over the phone . Just another day in the biz . She will be removed with extreme prejudice . Cant wait . I have belly ached about her here before . And I agree , she is 100% a piece of excrement . Listed my first house with an agent tonight, and she has helped me decide which house to list next . The agent seems pretty optimistic that we will get offers over asking within the first 24 hours . She said the market is crazy right now, and there is a shortage of properties for sale . I should probably buy them pizza tomorrow . I am going to get on FB , and blast out some praise for them right after I make this post |

Whatever it costs you to get rid of people like that, from your rentals or from your life, it's a bargain.

I tipped my two G-men $20 each today while asking them if I could buy them lunch. And would they like a cold bottle of water.

How timely.
We just had a buyer stop my plumber from installing the correct shower head nipple, and told him he had to order the one they were too cheap to pay extra for. So now they can wait until he is in the area again. Might be a few weeks. |
I have had only one like this. Called on every little thing, and it was always their fault. After two incidents, the rent went up 50 bucks a month every time after two. They got the message. I have to say, a good property manager is priceless.

My tenant has a stove problem (no spark) and says 'no worries, fix it when you get time'. And pays rent a few days early.
He's a keeper. |

Fred, how will you get rid of her? Isn't there some sort of eviction moratorium going on now? I can't believe the gov't. can do such a thing, but it seems to me it's gonna be hard to get rid of problem tenants for a while, and especially if they've been making their rent payments. Gawd, I'm so happy to no longer be a landlord. No amount of rental income or equity is worth that headache.

Rick, he is selling the property a bit earlier than was planned. When the property is gone, the tenant is no longer his problem.

I do not have to go through evictions, or use the courts . She really only has one choice, once she goes 6 months without payment on her s8 voucher , she will lose her benefits , so it is in her best interests to find a place , and move out. Being an arse has consequences . |
