How would you clean up a trailer park ?
 
Right smack across the street from my shop , is a big ugly trailer park . 350+ lots. Fortunately for me, the lots closest to me are kept pretty clean, with newer modular homes .
The rest of it is 90% dump. old 1970's mobile homes , not in good shape, and lots of neglected yard maintenance with plenty of junk laying around . There are a few really nice lots, but they are the minority.
The day I have been dreaming about for 20 years has come . A big developer from Florida has purchased the property . The residents are getting their letters today .
Word is, he is going to modernize, and fill with modular homes in lieu of your typical old school trailer home . Pave all the streets, new office, park center, pool, street lighting , playground etc.....
I am wondering how he will get people to either clean out, and upgrade, or move. I would assume, it is a lot like a rental house lease where he just gives them an appropriate amount of time to comply or hit the bricks .
I sort of feel bad, a lot of people who have lived there a really long time, will be displaced. This place, is however, an eyesore . It used to have a really bad rap as far as drugs, and crimes, but that seems to have settled down quite a bit in the last few years .
I bought cheap here 20 years ago . The view of the park was almost enough to make me not want to purchase, but it was such a sweetheart deal at that time, with a home on the property , that I pulled the trigger anyhow .
There were 3 key things that needed to happen to really make my property values shoot up . The other 2 have already happened, this is #3.
I am just curious to see how this progresses .

Tornadoes are attracted to trailer parks.

Shy of buying the property, and slowly raising the rent not much can be done most likely.

As the leases come up for renewal the person who owns the trailer will be left with two options, neither of which they'll like and they'll leave. New owner can't void current lease terms unless it's in the current lease agreement that new management/ownership can amend the terms.

Funny you should mention that . This park was hit pretty hard by a tornado in 1985, as was my building . It tore off the rear corner of my roof. I was 15, and remember seeing it on then news .

How would I clean up a TP? 24 hour patrol. AFA trash is concerned that's a management problem. Glad it sold.

You're fixin to get a big ol' development full of micro-apartments with about triple the occupancy of the trailer park. Some of which will be mandated to be s8 or 'affordable.' They will be made out of something reminiscent of cardboard, with no parking spaces for miles. You'll see!

just a guess based on my long-time career in making guesses about stuff i don't know about. And being a resident of a city with hundreds of thousands of brand new trash apartments.

Developers don't buy anything without doing due diligence...zoning, setbacks, buy outs, market research on the next clients, etc., etc.

I bet he or she already has the plans for the next stage approved.

See if you can find out. I'd also like to see pictures since I find this type of investment fascinating.
