The 1924 built house we just moved from had ~3 when we moved in. We sealed and finished the basement. After that radon went to ~10.
Our answer was to attach a vent pipe + fan to the perimeter sump pump drain with a fan vented to the roof level. Radon dropped to 3 again.
Detectors aren’t that expensive. It’s what you may find out that cost$$

I called a company in Atlanta to ask about a quote and it turns out the buyer has them scheduled to look at the house today.

Edit: I'll have to start another thread about our mom wanting to move back to the house and what to do. She's 93, crabby, lives alone, isn't capable of managing it and would cancel the killer offer we got if she could. Just part of the aging process...

Yes - me either. I think Australia is such an ancient/old continent that all the Radon has already leeched out of the ground.

My son built a house in Va. and I was surprised that Radon was an issue he addressed (I had never heard of it). The USA is such a young fertile country compared to Australia, I suppose we had Radon here millions of years ago before our uranium naturally depleted.

Got two bids back from the company that looked today, both under $2,000. I don’t know the difference between them, but will look into it tomorrow. Probably based on the two scenarios they suggested.

Nice, best case the buyer handles it post closing and you just knock that $2,000 or so off the price. Good luck with your Mom.

I don't have any real value to add to this but will tell my story: We sold a house in 2017 and the buyer unilaterally had a radon test done during the home inspection (it wasn't required). The test was done on a rainy day (not optimal) and the reading came back at 4.1. He demanded full remediation or was going to walk away. I talked to a local company that does remediation and they said that they wouldn't even bother for a 4.1 reading and suggested re-doing the test. And...if I wanted to go the remediation route it would be between $2.5-5k.

I brought this up to the buyer and he refused to re-do the test and demanded remediation.

I told him I wasn't going to do it and he walked. He then came back the next day and said that if I would give them a $2k allowance towards remediation, he would go thru with the sale. I agreed.

4.5 years later and he's never done the remediation.

The buyer wants us to install it and test it 30 days later to see if there’s a reduction in the numbers.

Chances are, we are going to go ahead and install the system. If this deal falls through, any inspector will get the same results and will be in the same boat. Might as well nip it in the bud and not be known as the radon house.

You can install a radon mitigation system pretty quickly—usually within a day—and it often brings levels down right away. Definitely worth getting a quote soon to keep the sale on track.

Out of curiosity, did you get a system of some sort installed. What/how did it do? And did you get mom moved?

Yes, we had a company come in and drill a hole in the storage room slab, add a pipe with a motor in the garage above and vent it to the exterior the simple system that cost about $2000

We got Mom moved, under duress, according to her. She passed away a year ago last January.

This is a common issue for houses built in 70's even over here. There are very effective remediation systems but they are pricey. My house has a central fan that is sucking out air from underneath raised floor. Basically, there is a air gap between floor and concrete slab with multiple tubes connected to central fan running 24/7.
In our case, it was done to control humidity, but it is taking care of radon as well.

There are cheaper solution using plastic "bumped mats" that can be connected to a fan. YMMV.
