We are in the same boat. Maybe we should drop the price on ours? Thing is that it is priced properly to the comparables and none of them are selling.

Rather than drop the price, think of other ways to make your property stand out versus the competing properties. Offer a flooring and paint allowance, make sure the outside of the home is on point and loaded with eye candy (curb appeal).

All that's been done. Pressure washed, painted, new windows, professionally cleaned inside, etc. The last salvo we dropped price $16k and included another $15k for rate buy-down or closing costs for acceptable offers by end of June. So far...dead silence. At least we can take the buy-down $ away without impacting the asking price if it continues to do nothing...or drop the price more. Just don't think the price is the issue as we're already below the market and all the competition. Really frustrating.

Interest rates are high, (at least compared to when the RE market was soaring), it will be a while before it adjusts in most places.

I do not know your market, but it sold 2 years ago for 760K and it was listed for 875K in March with price adjustments down to 849K now with seller concessions. I don't think the realtor is doing you any favors.

We have about $820 into the house now. At asking price with concession, we lose about $30k in 2 years (5% total commissions) in a market that shot up in that time. It’s a resort town that’s been written up in Southern Living, etc. Comparables are all in the high 8’s and low 9’s, many with far less square feet. Of course, none are selling.

Would gladly take a bigger loss to get it sold, but with absolutely zero activity, not sure it will make a difference. Three open houses yielded one nosy neighbor. That’s it. Two price drops did nothing. Will probably drop it again in a couple weeks.

I hear ya brother. My parents bought in 2023. The good news for them is they sold a home in 2023 that netted them a very nice profit. I just sold the house they bought in 2023 2K less than he paid for it (thanks to realtor fees) with him having put a new roof on, new storage shed, all new paint, new counter tops, new LVP flooring through the laundry, kitchen and dining area. Ultimately the profit from the home they sold was reduced a bit, but they still made out okay in the grand scheme of things. Hopefully you're in the same position and the loss on this one will be an offset of the gain from another.

It was tough for me to sell the home and net less than they paid for the home. But I knew that was going to be the case when they bought the home. My dad thought that would probably be the case but I always told him, that's for me to worry about. You just enjoy life.

What's the market like? Saturated at that price point? Think about who your target buyer is. Then think about where you'll find that target buyer. Then advertise there. I used to drop home fliers at local businesses I knew has some degree of white collar turnover. Focus the advertising and get your listing agent to do things that other agents might not be doing.

Had. Mom passed in 2023 and dad in March of 2025. But thanks. I tried to make the last years of their life as easy for them as possible to give them back a little of what they gave me growing up. I wanted them to just enjoy life for as long as they both had left on this earth.

Hopefully things will make a quick turn around for you and you'll find that buyer. They're out there.
