This real estate market is crazy!

We moved my 96 yr old FIL (who lived 9 houses down from us) into an Sr Living Community. I've spent the last 6 weeks cleaning the house out to ready it for sale. It's a 36 yr old house on the golf course with master on main. Listing went live Tuesday had six offers and went under contract Friday well over list price. Cash sale, no inspection no due diligence, no appraisal. Absolutely crazy!

The house is vacant but the furnished pics in listing were virtually staged.

Yep. Properties here in Nova Scotia are being purchased sight unseen, in some cases well over list. Even in rural areas. Not just retirees. My grand daughter's class had 5 new additions in the first week of school. That is unusual in this area, two hours from the city.

A good portion of the properties in the city neighborhoods, like we have , are being snapped up by large r e investment firms .
The last house we sold , was snapped up by a company from Atlanta. Our agent told us, that this company had purchased a dozen, or more listings in our area over the last few months .
Asking price, no inspections and quick close , they did not even look at it . I am curious to see what all these neighborhoods look like in 5 years .
We used to think we were pretty gangster buying them up for 20k with no inspections, no financing , and 30 day close .
I hope this crazy market holds for another year. I gotta get us through a few evictions, then letting them all fly .

It is crazy. We bought our house in 2011 for $545K. We could sell it today for $1.5M and it would sell in 48 hours with a bidding war. Two neighbors have done so in the last 3 months. But I don't want to move.

Not everywhere . We moved my MIL to an assisted living facility by us and we had to sell her house in upstate NY . It is a 2br 2 bath about 1600 sf and two story with an attached two car garage . A nice smaller clean house . It went on the market 8/15 for 119,900 . We have had 9 showings and this past weekend we received a contract on the house ......... after dropping the price 10k . But we are glad to be moving closer to selling the house as we are 700 miles away .

My daughter in looking to buy in the Denver area. Very competitive. Houses are going well over asking. My question is…when offering over asking price how does the appraisal work if a bank loan is involved?

Does "virtually staged" mean that the photos that show furniture inside the house don't have real furniture in them? I have never run across that term before.

My In-laws listed their house week before last and within actual hours they had offers coming in. One offer was $9500.00 over listing price. It is currently under contract. Crazy stuff.

Get this! Regular homes in San Diego are selling for $800,000 ! But , people from San Francisco Bay Area are selling their regular homes for $2 million and buying San Diego homes because they are cheap!!!!! Many of these buyers are either retired or working from home. $800,000 cheap home!!!!! Dang!!!!!

We paid $326k in 2010 and Zillow is saying $700k now. That's nuts. I'd love to cash out at the top, but I don't want to overpay for the next place. And renting until things correct doesn't sound real attractive either.

ON the golf course within a neighborhood w/o major arteries, over 4 million here in the sewer by the sea (we do have a few exclusive neighborhoods).

Oh yeah, on a golf course, have to add some ridiculous value to that.
There's something inherently wrong about the fact that young people buying their first house have to move out of the town they grew up in. Here, a small fixer starter home in a questionable neighborhood costs the better part of a million

Around here even the dodgy parts of town have become expensive. And the small trash towns have similarly gone up in price. I don't know how the lowly paid workers are going to cope as house prices and rents have more than doubled in the last five years but their income hasn't.

Congrats on the $ale.

Yesterday my barber told me the house next door to him sold for $1.6 mil. For an 1800 sq ft house. I asked him for how long he (my barber) has lived in his home (which is fairly similar in age/size); 35 years. He bought it for $25K.

My previous neighbor bought their house for 150K and sold it last year for 265! No garage, small basement. 1 bedroom, 1 bathroom on a 35 x 125 lot.
