For me I think I'd go Small House with a Big View

both commutes the same and the big house costs a lot more to run than the small house, so pick your heating fuel as you desire ;)

wasn't thinking plot size more house size

small house would have a spectacular view, looking out onto ocean, desert, mountains, forest etc

big house views would be looking at your neighbors from all sides and across the street to your neighbors

I’m with l8brakr. Big garage/shop, view. I have no need for a big house, we use 3 rooms…..we have rooms we haven’t used in years.

No pix, 'cause lazy, but totally small house big view. We're on the NE edge of Los Alamos overlooking the Rio Grande, 2500' below us, and can see Colorado from our deck (103 mi per the oogles to Culebra Peak)

I had a huge, gorgeous view of the Rocky Mountains when I lived at 8,000' in the foothills outside of Golden, CO.

If not for the incessant wind (and I mean WIND) and the fact it took forty minutes to an hour to get to any sort of civilization, I might still be there.

In my hood they are making big-ass 6000sq footers on 5,200sf lots,

And most of them are modern monsterpieces with absolutely beautiful floor-to-ceiling windows in the front.

Apparently so everyone on the block can watch everyone else watch television and eat breakfast in their underwear.

My only thought is that the architects and the potential buyers live in a fantasy/academic world and the architects are designing houses that would be perfect for the top of a mountain with that 'big view' you mention.

Downsizing, wish we went smaller.

You can always enlarge or repurpose space. Look at some of the tiny house sites.

Can't fix a bad view.
