Wish me luck I have another eviction hearing coming up .
 
Wed morning at 8:45. Over a year with zero rents paid. I paid 2 water bills for them also, to keep the property from getting liens. Over 2k .
Last time I looked into the house, it made my stomach curl, disgusting pigs for humans . The neighbors recently called and complained about rats, because these people put garbage on their front porch . Its not going to be a fun clean up .
Last eviction, I won at the magistrate but they got free legal counsel and made me go long and get a lawyer . Another 2500, and 2 months .
She is complaining about an outlet that does not work in the living room, and thinks she will win the eviction hearing because I failed to fix it . They were 7 months behind when they messaged me about the outlet, and despite Covid lockdowns, I dispatched an electrical contractor to their house after calling several companies with no call backs .
They refused to do the work due to the condition of the basement and house.
Getting closer to not being a landlord every day . Lovin it .
My government totally put the screws to me , and I will remember this at every turn for the rest of my life.

Seems to me if the contractor can't do the fix to electric outlet due to renter's filth any implied condition of inhabitability violation would be in your favor. You attempted to fix and they caused the condition to continue. Besides, is one outlet a real issue?

sure would be a shame if that electrical issue caused a fire. when the tenants are out and about of course.

It is not worth the trouble.
That is my experience. I ended up selling a home that I couldn't remove the tenants-at-will.
Five of them. The legal process of eviction failed. Unlawful detainer couldn't go through because of the stop on evictions due to the pandemic.
The company that bought the house finally got them out with the "Cash for Keys."
I wouldn't do it. I really hate bottom feeders that know how to work the system.

Ahhh, one of the joys of being a "greedy landlord".

I remember it all well. Never again...add me to that list of those happy to no longer be landlords.

Sold my rental to a bank for market value, they had the sheriff evict the tenants with in 72 hours of recording the sale. Not really sure how they were able to do it, but it worked and I only lost one month of rents. Purchased a higher value rental with a monthly 2x the previous. It would seem that those who can afford the higher rental rate also care about their credit rating and have not miss a payment in 18 months.

My wife does all our tenant screenings. Bank accounts, employer, poor landlords are required contacts. She quizzes them like an interrogation. So far only two bad tenants in twenty five years. Hope things go in your favor Fred.

Only that LA city council thinks that over two years of free rent isn't enough. I think it has been extended to June of 2023. Yep, no chance in hell they aint taken' our money through property tax. Since we are in this together to help the poor and in need, I think we should not have to pay insurance and still be covered too. At the same time, rental inspection continues, forcing us to fix all kinds of BS such as peeling exterior paint, greenery code compliance. If we fail the second inspection, its a 200.00 fee but we will never get that bill until 3-4 months later with a late notice in the mail with fines of 800 bucks. Sure we can dispute this, but there's a 700.00 handling fees just to dispute it and there's no guarantee you will win.

We are absolute nazi's about who we will rent to, and will leave the property empty rather than rent it to fill the void. We don't advertise. You have to come to use through a referral. Don't need the BS.

We have one two houses up from us. Its been empty since Covid. We rented to a very nice middle age lady, writer, Hollywood type, but very quiet, left home to PA. She lost her job due to covid so we just let he go, didn't sweat the least because she was nice enough to inform us of her situation. Left it empty since. Less headache if you ask me. Its still empty. Harddrive, your sister know anyone decent want to rent in Mt Washington, near Highland park? Our little elementary school has always ranked top 5 in the city and very little houses for rent up here.

I’ve been to eviction court. It is tough. I also had tenants not pay.

You will persevere. I just told my wife how we need to file a claim against a former property management firm that stole $20k.

Life goes on. Don’t let this stuff get under your skin. There are many lovely things to focus on instead.
