Garage estimates...

What do you guys think is a good price for a garage??? nothing fancy, just an attached 2 car. I am getting estimates anywhere from 20-40K.... which seems a bit on the high side. Just bare bones, I can finish it myself.

Need more data. Size? If it's attached to the house, I assume you want it to match, so there's materials to consider.

My garage is 25'x25', and has cost me close to $30k, with me doing a lot of the finish work.

Holy crap! I mean your house looks nice and all, but a house like that wouldn't even break $100K around here. And back on topic. Material prices have really gone up in the last few years. I would be surprised to see you get a roughed in standard, attached 2-car garage built for less than $20,000.

I know, the real estate prices around here are obnoxious. Chances are if it's $20K in your area it's mostly likely double that around here. The labor rates are sky high.

Check out building the roof without trusses. Trusses are cheaper, as the ^ sections come pre-built and are hoisted up with a crane. They will have a bottom joist __ that the ceiling is attached to. The problem is the V sections in between. You lose all that open floor space!

If you use large enough floor joists and large enough roof rafters - you can use all that space up there for storage or whatever. A room that size has a lot of potential, but then again the big screen TV and leather chair and built-in bar could get expensive..

Thanks, I'll look into that. The only problem is the wife wants the garage to look as much part of the house as possible (asthetically pleasing). So she's thinking of opening up the upstairs and building another bedroom on top....this could get expensive....

22X24: materials 6k, labor 6k, 10ft ceiling, Room above the garage. 4 dormers upstairs. Painted it myself. No drywall yet. Door was $1500, Slab was about $3500 but it was half way down in a ditch and had to be built up. I agree with prior post about materials going up since i had mine done last year.

I have an existing 20 x 22 carport with a "shed" (1 in 12 pitch) roof, quite common in the desert soutwest. The low end is too low to install a double wide door, so the roof has to be jacked up.

Given that the slab is already there, to have the roof raised and a peak put on it for drainage (think dormer with a very shallow pitch) will cost me $5,000. The lumber and bricks to enclose two sides (I can do that myself) is approximately $2,500. To have a door with remote professionally installed is $1,400.

Actually, I have considered a single car garage door out the back instead of a regular hinged door. Adds lots of light when working under the car, not to mention increased leg room!! Rear door would be manual so it could be opened in case of power failure or breakdown of main front door.

Not to be a prick, but I bought a similar place here in Michigan when I was 18 for $10k. This was 13 years ago granted but it would probably get $65k or so now on it's half acre. I really dont get it, I dont. Here in West MI you could buy some of our cities for a million, I'm not kidding.

On your garage be sure to insulate it well, add phone, cable tV and plenty of electrical outlets....

If you take the winters away (please do) we have a great area here. I live within 15 minutes of Lake Michigan, the Grand River is in my backyard, I live on 4 wooded acres, over 2k sq ft L/S, I paid $106k 6 years ago. Grand rapids (good nightlife) is 15 minutes the otherway. We have great wineries in the north, plenty of large inland lakes, etc... Freak show homes (4k sq')on water here go for $500,000 or less. Then again we have detroit Most of us never go there.

ahhh NoVa.... Looks like a nice place! I just left Arlington for my palace in the far reaches of civilization (Bristow, near Manassas). Yes, the RE prices really are that bad around here.

One piece of advice, make sure to check out whoever does to work for license infractions. There is a website with the Board of Licensure (or whatever) that shows who is licensed and for what (General, electric, etc.) Make sure to get a list of all subs that will work on the project. Ask me how I know.

The house my wife's attorney is probably going to steal from me is on a half-acre lot that is fully and gorgeously landscaped. The house is 2700 square feet on a quiet street close in to everything with a detached 2+ car garage. I bought it for $81,000.
