The Horror

Today they started work on repairing my home...they are going to dig a 5 foot deep trench around my house, 5 feet out from the foundation, put Rebar to attach to the foundation and fill with cement...backfill and fix landscape...HAh...they allready fked that up....not only do I have the noise of the Tractors but I got 2 countem Fuzzys CONSTANTLY barking....

I don't know if they are stressed or if they are having a good time as it is something for them to do...

Ohhh the apathy in my hood....the HOA is sueing the Builder because one of our entry gates fell over...and MANY homeowners are coming forward to complain about Cracking in the Drywall of their homes (Among other problems)...what they fail to understand is that it's all do to EXPANSIVE soil...and the Builder does his UTMOST to obscure the issue.(his favorite is it's your watering of.your landscaping thats the problem)..and many people buy into the Builders explanation...and even after the Builder fixes the homes with his Bandaids the cracks come back....These people don't realize the ONLY REAL FIX is to do what I am doing to repair my home....and that costs some real Chingaling....and when they find out how much they quiver and shake....and the Builder is out obscuring the issue cause he doesn't want to step up to the plate and fix these houses properly....but a Class Action Lawsuit is in the wind...just imagine 50 or so homes at 50K minimum plus Attorneys fees to fix them....Yep that is my Hood....the Deaf, Bumb and Blind

So you're house is going to be an island in a sea of concrete? Do you have a say in pattern/colors of the new concrete? What about including planters for trees that you can drain with underground system to the streets? You could work it so that they install your back/side yard hardscape.

the crosssection of your foundation is going to be 5 feet by 5 feet? plus what ever is original?

The cement cap is going to be BELOW grade so dirt can be placed on top so that you can't see the cement...then decorative rock will be placed on top tof that...I just won't be able to have bushes within 5 feet of the house...I forgot to say they are also going to put raingutters on the house and a drainage system in the backyard to channel the water to the front...My house isn't as badly effected as some of the others...I will have a cement slab on one side of the house as a utility area...

I just can't get too enthused about this house...generally I would have allready come up with a master plan of how I want things but here I just don't care...

Wait, is the trench really 5' wide? 5' wide by 5' tall!!!

1 yard of concrete per linear foot. Guessing 150 linear feet around the house x $80/CY = $12,000 in concrete alone. You can't be serious.

No the trench will be 5 feet deep, by 12" wide, 5 feet from the house with a 4" to 6" thick cement cap tying the whole thing to the foundation....like I said the cap will be below grade....It will be in the neighborhood of 40 to 50 yards of cement...

One problem about selling....I HAVE TO DISCLOSE I WAS IN A CONSTRUCTION DEFECT CASE....so to get FULL value on the house I have to fix it....then if anybody whines I say lookie here I fixed the house according to the BOOK..(what the geotech and engineers say is the appropraite fix).

Not wanting to spoil your party there Tabs but if I were you I'd sell the home immediately after construction. LV real estate might be on the rise but a community on the brink of lawsuit, potentially a bunch of defective homes, the resale picture will be less than rosey. Once the lawsuit is started the soil expansion issue will be public and the community could turn into a ghost town as far as attracting buyers and a proverbial prison for the owners. Your call but from your posts it does not sound good.
