Need recommendations for San Diego area neighborhoods
Hello all.....
we'll be in CA for most of July and will be spending 6 days in San Diego. While a move back is not immenant at this time, we want to look at local neighborhoods and communities. So far we are going to look at Carlsbad, Encinitas, and San Marcos. One requisite is that is should be within train or drving commuting distance to UC San Diego. We also do not want to be too far inland. Schools very important as we probably cannot afford private schools. La Jolla, Rancho Santa Fe, etc, are out of our price range. UTC, Univeristy Town Center, or inland la Jolla. It's the part of La Jolla east of I-5. Clairmont, while not too exciting, is affordable and would be an easy commute to UC San Diego. Personally, I wouldn't buy a thing in So Cal right now. The prices are much too high and are aleady dropping.

![]() Yeah, I have been tracking home prices and inventory for Encinitas since February. I am sure some of the changes are due to seasonal swings, but it's an eye opener for sure. We are are one year into our 2 year plan here in Colorado, but we want to start looking at areas. Anyone else have suggestions or comments? cheers -Brad

there is no free lunch. Inland is cheaper. Coastal is more expensive. The further south you go (starting from Oceanside) the more expensive it gets. If you want good public schools it is expensive.
Really just depends on budget. There are no "hidden" neighborhoods. But the prices are correcting a bit. |

I wouldn't look south of UCSD. The place is getting godawful crowded, L.A. style. And the suggestion to look inland is a good one. Even inland, you won't find any good deals for the price range you are talking about. Small shacks in the coastal and UC area go for a million & up. I think it might be a decent idea to rent for awhile or even see if UCSD can help arrange something for you. You can look around after that.

Thanks Marv. The Encinitas and San Marcos areas are looking more appealing for the reasons you mention. We are only going to look for now. We had a pretty good gig in Ventura, but decided to cash out and move out of Cali for a while and decide what the future holds. Looks like we got out at the top

Truthfully, at this point, I might very well prefer CO over CA. We don't even go to the beaches much anymore. The bacteria level is too high and they are crowded. I find myself looking more to the east county mountains and deserts for hiking, camping and generally getting away.

About 10 years ago, I almost took a job out there. If we would've made the move out there, Encinitas would've been where we ended up. Seems like a pleasant area, for suburbia.

I would look at Del Mar and see if the prices are through the roof. I lived on Villa La Jolla Drive in La Jolla about 5 years ago, and Del Mar seemed to have a smaller beach town feel. Its only 5-10 minutes north.

We looked around about 4 years ago. Prices have risen since then. Del Mar was through the roof. Encinitas wasn't far behind. $700K likely will not get you much of anything unless you go north to carlsbad or oceanside, or inland towards san marcos or escondido.

How bout 4s ranch area? Iknow nothing of the area other than they're building like crazee over there. 56 westbound and yer at North Torrey for surf before work. Just a thought. I often wonder about moving outta the Encinitas area, but after fetching a new race car and travelling cross country, I think I'll stay put. Good luck, start getting your ducks in a row for the PCA San Diego Region. Lots of good driving events and great peeps too.
