There is no way I am lawyering up over $1,000. I am going to make this bastard squirm a little before I sign their release. I am also going to make a stink and see if I can at least get the grand since I just spent about $4000 in mortgage payments waiting for these idiots to get off the pot.

I hope karma is true this guy needs his dose of the bad stuff in full.

And so on...I'm sure if Jim posted a copy of the contract, we would see several, if not dozens of contingencies which could be applied to cancel the contract.

A real estate contract is one of the easiest to get out of. (Why aren't there contingencies in a marriage contract?).

Wayne, I was told they were pre-approved, I ASSUMED, the loan contingency part was just boiler plate. I will scan it in when I get a chance, its not even completely filled out. They never specified the loan life, so they may be able to obtain a 6$ loan for 10 or 15 years since they left that part blank.

You have their money. Why give it back easily? Keep it. Make them take you to court. Make them fight for it. Odds are, they won't be willing to throw in more money.

I take people's word on things, if I am told something I trust the person has the same personal moral ethics I have and will not lie.

I might end up listing this house with a realtor but for now I am going to try like hell to get it sold on my own. I am going to head up there in a week or so and put up signs and put out flyer's.

It actually quite simple, I have a house for sale and I need to find someone to buy it. This deal would have probably went through if it was not for the lying realtor being involved. I would have worked with the buyer if they had told the realtor to walk.

I have a friend that wants to look at it and he has enough sense to know a realtor will only make this 10X more complicated than it needs to be.

I purchsed my house in Florida minus a realtor and it went very smooth. I sold my "Real Estate Hell" home without a realtor and it went smooth too. Except for the fact the I struck a deal 48 hours before my contract was up with the realtor and he demanded a commission for doing nothing.

Realtors suck, I have never had a good experience ever with any of them. Being a Land Surveyor I sometimes have to deal with them and it is a rare day when I meet one that conducts themselves as a professional, 99% of them care about one thing. When they will ge their commission check and who is standing in the way of it.
