Realtor seems to be working against me
![]() Im a first time home buyer and Im pre-approved. The Realtor knows this but for some reason is playing games. The house Im look at is a fixer upper (1900 Victorian). Anyways the asking price is 139,900 I offered 120,000 but for some reason she didn't take the offer to the table. I let two weeks go by before I called and when she answered she didn't even remember my name or have a contact phone number ![]() I asked her to please submit my offer. Then she stated "Well..... I wouldn't be afraid to offer $120,000". Problem is she never really offered to submit it either. Shes very vague about everything and she answers every damn question with a question there for never really giving me a answer. Wow I mean the house has been on the market for 6 months without one bid by her account. I honestly think there is something going on here like maybe shes interested in the property or maybe one of her relatives. So do I have anyway to get around the whole Realtor process? I surely hope this isn't par for the course. ![]() ![]() ![]()

is the realtor the listing agent or your buyer agent? If the realtor is just your agent call the listing agent.
If it is the listing agent call their broker. |

Not sure whats going on. I know she acts as if I have no business looking at this property. She totally rushed me through it. Heck we went through all 4000 SQ FT in 20 minuets. Shes a total ***** and a plastic one at that.

Go to the County Assessor and look up the owner. Contact the owner and let them know what's going on. You'll most likely pizz-off the realtor, but so what, at least you'll have your deal. She'll be back selling Avon products soon anyway. |

No contract. She knows Im interested but she just doesn't care. This whole thing is strange... I mean if she thought my bid was low ball she could have tried to get me to raise my bid but she didn't even do that. She kinda rushed me through it then said have a nice day.

Wow! I love the house.
Let's see: 1. You are not 'remembered' by the Realtor. 2. You are the boss, and when you said "submit this.....", nothing happened. 3. You obviously like the house. 4. You did not appreciate being rushed. My quick recommendation.....: Get a new Realtor, and pronto!!!!! p.s., I recently fired my lawyer because he wants me to listen and he does not want to listen. He would also not call me back. I previously warned him that 'he works for me.' As always, he did not listen, so he's history. |

who is she? Is her name on the sign outside the house? If so she is the listing agent. If so call her office and speak with the broker. |

No it wasn't her name. She just kinda showed up. She wasn't the same person I talked to on the phone.

Locate/call the owner. If their house has been sitting 6 months, they'll send over a limo to pick you up for the signing of the contract.

LOL The house needs around 100k in work. My buddies father is a union foreman (Carpenter) I had him with me. He found lots of problems like the rear sills being rotted beyond repair. On the upside this house sits in a amazing neighborhood. This house sits across the street.

Go to the office and drop off a written letter explaining that since she has not submitted a requested bid, you are terminating any agreement of representation with her.
Then go get another realtor.

[edit- I wrote this assuming you contacted the sellers realtor at an open house without having your own agent]
The listing Realtor(and her rep) is still the sellers agent. Nothing you can do there, except contact the owner/seller and explain how you could be a witness to her breaching of seller's contract to perform and offer a FSBO through a third party real estate attorney. You could also try filing complaints to the real estate company or NAR but that probably wouldn't go far, and might put you on "the list". Most people either don't recognize $100K in potential repair until it's pointed out, or don't want to. They might also have emotional ties to the property, which automatically makes it worth $1M. Logic often has little to do with business. If the sellers wanted, they would have to first nullify their exclusivity contract, de-list, and change it to a private FSBO sale. They would save the ~7% comission, but would risk being sued by the listing agent later on. It probably all depends on the sellers knowledge, integrity, and motivation, and their relationship with the realtor. Looks like an established neighborhood with long term potential. How have the neighborhood demographics changed over the last ten years? Are they rapidly slipping? If so, that could turn the property into an $80K house in another ten years, a shame. That's amazing. My wife and I were looking at a Victorian with much less character and charm than that one, and they were asking about 3 times as much.
Anyhow, Realtors vary a lot. I've known bad ones, I've known good ones. The one you've found is an idiot. Walk away from this one. Dan

Unacceptable service.
Fire the *****. Too many realtors are starving to do business with you right now. Times are hard in real estate. Utilize a professional who will work for YOU. angela
