Texas Pelicans - Where are the good areas around Dallas?
Just trying to get a very general idea, but generally what are the good and bad areas around Dallas?
I guess most generally, NE, NW, SW, SE of Dallas, which is the generally preferred quadrant to live in? Most specifically, what are Irving and Arlington like? |

Las Colinas in Irving is nice otherwise stay out of Irving. Arlington has one decent area but you will be hard pressed to find a home there. If you want to move to the DFW area, might I suggest Highland Village:

I would stay out of Irving and Arlington. The Mid-Cities is popular right now, that is Keller, Colleyville, Grapevine, and Southlake. Euless, North Richland Hills and Bedford are less desirable. Las Colinas is nice. Frisco, McKinney, Allen, and Prosper are also nice but are farther out.
What general area are you looking to live? Fort Worth side, Dallas side, suburbs??

I used to live in Wylie when its population was only 2700. I think it's 20,000 now.

I really like the Keller area. One of my friends lives in a community built around a private airstrip, and the area around him is REALLY growing rather quickly.

For an apartment complex. Looking for places where there are a lot of tenants who will pay rent without too much coersion, and not shoot each other or make meth labs in the bathtubs.

Las Colinas has plenty - pretty decent as well. None in Highland Village but Flower Mound has some. Flower Mound is actually a very nice town. I don't know exactly why it was named that. I shall look into it.

I lived in Arlington for 3 years and Plano for 1. I thought both were nice but Plano moreso. I really liked Arlington though - touristy but I was one so. DFW was a blast.

If you are looking to get into the rental property business I'd forget it.
All the nice areas have apt complexes that make Melrose Place look like a slum and they are affordable. Lotsa competition and the nice places always have availability. Need to be willing to do 6 month leases. The lesser complexes make Compton look like Beverly Hills. (that one is an exaggeration but not by much)

I'd want to own an apartment complex near SMU, if it was a long term deal, preferably on the west side of Central (75).
Many have been converted to condos, but there are a fair number of apartments, but typically low number of units per property. IMHO, FWIW. |
