Closing on a house tomorrow....

Welp, the 18 day closing is coming to an end. Tomorrow at 0900, I will be a first time homebuyer!

It's a restored Craftsman style house, built in 1918. 3 bedroom, 2 full bath, 2800sq feet.

The timing couldn't have been any closer. My lease ends on my apartment tomorrow, and I'm taking possession on the house tomorrow, too. In fact, the completed package was sent to the title company at 1655 this afternoon. Whew!

The house has lots of neat little architectural details, such as coffered ceilings. Here's a picture of the dining room, looking into the front room:



The front interior wall has been painted that tan like in the dining room, and it now has window treatments.

It truly is a buyers market out there!

Congrats on your first home. My wife and are closing on the house we sold in NC at 1300 tomorrow. I am then closing on the house we are buying in SC Monday afternoon.

Thanks guys! I'm pretty stoked. Honestly, when I moved down to Indy (and started apartment living) it put an end to my "other" job....flipping cars like Onewhippedpuppy. Now that I've got an oversized two-car garage, and I can get my real tools down here, I'll be set!

Wood floors rock!!!!!!!!

If you have other than wood floors, Menards has some CHEAP marble choices (our entire basement is now marble). Which part of Indy? I don't really know areas, only being your southern neighbor for about ten months total...

Pretty cool, i heard they extended it from 8-12 weeks to 12-16 weeks.

Levi, yeah, I noticed that they're being inundated with these credits....that's why I'm not messing around!

David, the oak floors are wonderful in this place. They have a nice dark cherry finish! The house is located on 40th and Meridian (this is the quintessential smallest house in a nice area, which at 2800sq ft is still pretty big). The kitchen has slate tile in it...which will probably be a pain in the butt to keep clean, with the texture. As for the basement, I was thinking about doing tile down there, or even etch the concrete with one of those concrete stains. The 2nd level has a few little random rooms...one of which I plan to turn into a library, with built in bookcases on the walls.

Here's another house that I was looking at, but decided to pass on. It is a solid concrete house, with 5 levels on 2 stories. It was a WEIRD split level design. Lots of unusable space, but it looked really, really neat. The living room had 15 foot ceilings in it. It was listed two years ago at 225K, last year at 125K, this last winter at 95K, then 84K. It SOLD last week at just under 59K!!!!!!!!

Actually, at 84K that looks to have been an awsome home! I think I remember you posting this home in an earlier post?

There are some interesting products for making a fake granite floor on concrete. Check some out at Home Despot. They have interesting choices and they are quicker/cheaper than tile.

I'd take Milt up on getting verbal assistance, the photos of his work have all been amazing!

So, have you gotten a look at your HUD-1 yet? How close is it to your Good Faith Estimate? I've had some closings blow up at the last minute, but all of my personal ones have gone ok. I'll hopefully be closing on another place in mid-September. Lots of deals in this area now.

HUD-1 ended up being $4300 less than the good faith estimate. This was what came through at 1655. Up to that point, I planned on a lot more money on the table.

Dave, that Spanish style sold for 59K, not 84K, if you can believe it! ..although, the amount of work needed to make it decent would have been high. The house I bought wasn't in that range, sadly....

Congrats, a tremendous time to snatch up these old gems. My wife and I bought our first house 2 winters ago, a 1905 crossgable two blocks from the cbd. Though we didn't get as good of a deal as you did (since prices were still strong at the time), fortunately for us the seller gave us the house at 40K under asking due to her need to liquidate everything she owned.
Now there are foreclosures popping up everywhere around here, and it's really gnawing at me that I don't have the capital to snatch up another house.

Word on the street is that this 1890 victorian gothic around the corner from me is about to go on the market for 99K.....99K!
