Homes for sale website in FL

Hi guys,

I'm trying to find a second home, a singel family house, in SE Florida. I have narrowed it down to Pompano Beach, preferably zip codes 33060 (Cypress Harbor, Cypress Isles) or 33062 (Pompano Isles). But, it is almost impossible to find out which homes that are for sale!

During my last visit I drove around there, and I think at least 10 houses on each street are for sale. My problem is that I can't find them on the internet! I can find at the most 25 listings all over these zip codes, and I think there are at least 100 houses for sale there. I can find a few on Craigs list, a few on Keyes Realtors web site, some on the Miami Herald web site, but there's a lot of them I can't find at all. I've tried Realtor.com, but it is completely useless with all the broken links and crazy scripts. I've tried forsalebyowner.com and owner.com, but these listings seems to be old and there are only a few.

So, any ideas where to find them? Is there some web site combining all the listings? Or do I need to ask my realtor to get access to MLS? Can she really get them all?

Any ideas from anyone living in the area where to buy and where not to? I'm interested in all information possible.

Thanks, but I can't get realtor.com to work properly. Try searching for single home, below 500 k, zip code 33060. When I try to access the listings I get a broken link message, and then my 500000 is rewritten by the web site to 500 000 which will give me a error message. After correcting it back to 500000 without a blank space I still can't access the listings....

I actually live in Fort Lauderdale, which you probably know is a few miles south.
Most of the homes in the zip codes you mention are around 500k.

but no luck there either. Realtor would be the best, if it only manages to show the listings. Yes, the homes are mostly around 500 k, so I usually put in 650 k as a limit.

Do you have an opinion on how many homes that actually sell these days?

Ft Lauderdale is absolutely great, we've spent a lot of time there over the years. It is in mmy opinion too expensive if you want a good location. Single family home on Henricks Isles, that would have been something!

Your right, it is expensive here.
Actually, I will be looking for another house in east central Florida next year.
Around Sebastian to New Symrna Beach. Much cheaper and people friendly.

Your best bet is to contact a local Realtor and have them set you up with an automated search. They'll program their MLS to send you an e-mail of everything that comes up, daily/weekly/monthly.

P.S. - Are you sure you're searching Realtor.com correctly? I know you crazy Europeans like to use "." and "," in weird places when writing about money. Do not use any periods or commas. I just did a search for "33060" with a range of $350000 ~ $650000 and came up with 51 listings...

That being said, Realtor.com is aged cheese. You must have an agent (or someone with an MLS account) to get the "fresh stuff".

As with most of SoFLA, there are a lot of bad "pockets" scattered throughout nice areas (strangest thing...in other places, you have to get in your car to drive to the bad neighborhoods. In FLA, they are inter-twined). You don't want to be on the fringe.

Best advice is to buy the most expensive home you can afford within the area you want to be. Don't buy anything sight un-seen.

Stay East of Federal Hwy. (US-1) if at all possible. Be reminded, your property tax and windstorm/flood/hurricane insurance can equal, or even exceed, your mortgage payment.

WilsonTC, thanks, but my problem is that when I want to take a closer look at the listing by clicking on the link, I get this error message:

Oops, there's been a glitch!
We're sorry. This glitch is likely temporary, so please go back and try again.

But it's not temporary, since I had the same experience for 6 months now....

I realize that the taxes are high, but I thought they would be 2 % anually, based on the price? Also, insurance is an issue, and I thought it would be expensive but I figured a couple of grand would do. How much is it? $5k? Maybe the canal front homes are considered a flood zone.

It's crazy, my home in Sweden costs about $600 a year to fully insure, and it is appraised to double what my second home will cost.

Hmm, I heard of a breeze here about a 150 years ago....

Of course, the risk of a hurricane is what you are paying for. One of my friends living in Pompano had just minor damages after Wilma, which still costed $8k to repair. And she was one of the lucky ones! They didn't have electricity for 10 days, which made the damages even harder to fix.

They click through OK for me. What browser are you using? Try another.

On a $500k home in Broward County, you will pay $8500/yr. in tax. Being a non-citizen, there is no Homestead Exemption. Depending on where your home sits in relation to water/flood/wind zones, you will pay between $5k ~ $8k/yr. in insurance on that value.

Based on the least-cost scenario, that's appx. $1125.00/mo for insurance/taxes. At 5.1%APR, you can buy a $207k home for $1125.00/mo.

Wow, thanks to all of you. That is very helpful information! I liked the zillow and trulia web sites, even though they are missing some of the more recent listings, as well as still displaying sold ones. Map search is wonderful for someone not familiar with the area.

One especially interesting thing is the zillow which show both sold and for sale properties. One property showed both, recent $307k sale and now relisted for $695k. At least someone might be making money...

So you have 5,3 % interest rates in the US? I'm lending money on my home over here, paying no more than 1,53 %. At least, three things cheaper over here, home taxes (fixed $1000 per year),rates and insurance. But we do pay 35 % in income tax. Ususally everything is way cheaper in the US.

I have now contacted a realtor, that showed us some condos a couple of years ago, so now we get the listings automatically. Not that many yet, though.

WilsonTC, I have the normal IE 7, so it should work.

Hi again, things are starting to happen and with a little luck our bid on a Cypress Isles single family home is accepted. In that case we will have our second home in about 45 days! I had almost given up, but things can happen fast....

My next question; how do I get home owners insurance quotes? Does anyone have an idea of where to start looking?
