Sorry I am no big mower expert. But I like your pond. Got any fish in there?

I don't have acreage, nor do I have a reel mower, but if I did, I'd go the Ag exemption route if it at all possible, as red beard said. Rough (GC) mowers are fun, I've had several hours of therapy.
Unfortunately, everyone will be disappointed with their progress after seeing Augusta National this week.

Bunch of Bluegill and 12-14" Smallmouth Bass..... A piece of bread on a hook 2' from shore instantly lands you a Bluegill.... Toss a bigger piece out about 5-6' and you get to watch a big bass latch onto your line. Kids love it!

You are in horse country, get a few. I think the Middleburg area is one of the prettiest parts of Virginia. Congrats! There's a winery not far from you, I forget the name though.

Yep, that's the plan, 2, maybe 3 horses for the kids, a new adventure.

Personally, I'd avoid an 8n, get a later Ford with power steering, like a 601. Have a 601 now with the "infamous" Select-O-Speed hydro trans, which I actually like, but if I had the cash I'd have a 4wd Kubota or Manhindra...

I'll also mention.... My dad just bought a Branson (he's a Kubota guy but... long story) used. Its a damn good tractor. Runs smooth... Its a 35hp with front end loader and backhoe. Th backhoe is supposedly quick detach although we haven't tried yet. It had like 16hours and he got it for right around 16k.....
