House insurance opinions.
Hi guys,
Those of you in SCal, if you own and experienced dealing with insurance companies, may I ask your opinion. I am between Farmer, AAA, and Wawanesa and can't make up my mind. Farmer is around $200+ lower in premium. AAA is a little below Wawanesa. Should I just go for the lowest (Farmer), or should I spend more to go with AAA or Wawanesa? AAA has the Guaranty replacement cost, another $200 added to the premium. Do they really guaranty to replace everything in your house without anything out of your pocket when anything happen?

They will often under quote you to get the Biz. $200/ sq.ft. with code upgrades is what you want if you live in brush country. For that matter, if you're concerned about fire burning it to the ground.
If you do car and home with the same insurer, consider asking about a $1 million umbrella, not a lot more money.

AAA will not cover high fire area like brush country. I have had no luck with them. I am in the Canyon, Mt Washington.

At time of incident, rebuilt to most current codes, apparently if you do not have that, you have to pay the difference or be stuck with it.
You are not in high fire or flood so I would not worry about that clause. Just remember if insurance company's run out of money when a disaster strikes and you are slow to file a claim you are stuck, ask the Northridge residents.

Wawanesa does Homeowners? I have them for Auto and Travelers for Home.

yes, they have home now but their home is separate, therefore you won't get multiple ins. discount.

I just called AAA and they do have building code upgrade, at least for my area.
