I just spent my vegetarian Christmas in Detroit this year. Lots of housing available, some very, very nice homes for bargain basement prices. I've been recruited for a position in the area but Wife and I do not wish to move there. Too much pollution, ground water issues (from all the pollution), and employment issues.

Still, I've never been shot at, never had anyone try and mug me, never seen a drive by, never seen a murdered body, etc. during any trip to Detroit, including downtown (do not stop for stop signs;-). Cannot say the same for the Fifth Ward in Houston or even downtown Bloomington, Indiana.

Post industrial revolution sites are good for shooting movies in. They are all over the world, Detroit is just the largest of them. Example below shot in an old steel works in Canada.

If it's clear and sunny, has to be Mogadishu. Detroit is always grey and miserable-looking...
