I had a renter in my $1.3mm Laguna Niguel home rig smoke devices and set them off when the process server showed up to serve eviction papers. I love my renters! This guy only cost me $45K.

Holy hell! As a realtor this is just one more thing we have to worry about now! I was showing REO properties today and instinctively flipped a few light switches even though the power was off. Glad I didn't get blowed up!

Worst one was a section 8 family that because of a file full of positive references, including the principal at our kids junior high, I rented to. By the time we kicked them out, they had all utilities shut off, were burning garbage in the fireplace to try and stay warm, throwing garbage that wouldn't burn including food in the garage for the rat kingdom they were inviting in, and generally trashing the place. This with an infant living there. My son and I had to rent a walk in dumpster to clean the place up. I've sold my rentals.

I did the landlord bit for a couple of years. I had a pretty good renter and she always paid her rent and the place looked OK.
When she left I went to look around. The house was INFESTED with fleas. Within seconds of stepping inside fleas were all over me. Yikes. Exterminator and all carpet ripped out. I put the place on the market that day. Never again.

I have had a house rented to the same folks for over 30 years. I have not been inside during that time, but as far as I know, it has the same carpet, appliances, paint, etc. I have had the outside repainted. I have offered to replace the carpet and paint inside a couple times and they said it didn't need it. Hopefully it is not gutted inside...but I guess after 30 years, it would be hard to complain much about damage.

This stuff is incredible to read. When I rented a house after I got married I cleaned the place top to bottom. In exchange for a 1 month break in the rent I sanded and re-finished all the wood floors. When we gave notice the LL kept our security for that 1 month. I'll never rent again.

One renter tore out all the interior trim to burn in the fireplace during winter. Another rattle-canned the living room rug to change the color. Another left enough trash and pizza boxes to fill a large dumpster along with a kitchen sink and bathtub filled with dirty dishes. Amazing how filthy people can be at times.

I rented out a house for a few years. After evicting some tenants that fell way into arrears, I decided I had no stomach for being a landlord and sold the damn house.

I have 6 rental houses and have only had a couple of bad renters over the years. One lived in the home about 12 years and would pay really good for awhile and then miss a few payments. I should have kicked them out, but felt sorry for them...and was convinced that they took very good care of the house. After about 11 years, they just stopped paying. Eventually, after months of excuses, I evicted them. It cost me about $24k to fix everything as they had just let a couple of small water leaks go unreported...probably because they did not want to deal with me since they owed me money. Had to replace all carpet, hardwoods, and some of the framing that had rotted.
Currently, I have a tenant that constantly begs me to upgrade the house. First they wanted new appliances in the kitchen. After about a year of this, the appliances started/kept breaking. Eventually the nickle and dime stuff was killing me, so I replaced them all (nice stainless). Now they keep asking for new cabinets and countertops. The ones they have look pretty darned nice still. I cannot understand a renter expecting you to upgrade the house after they rent it. If it were not up to their standards, why rent it in the first place..much less renew the lease? This was my experience as well. Seemed like landlords tried to make up for my crappy neighbors on my dime.

Wow. I've had dozens of rentals, and have no horror stories.
Just sold the last residential house. Renter always pays on time, never complains. When I asked her if she needed anything, she said no- Kitchen faucet was leaky, so she ran to the hardware store, bought new washers & O-rings, fixed it herself. Good thing she treated the house as if it was her own, because she just bought it from me! I have very high screening standards, and do not deviate/negotiate from those high standards. I turn most people away, but when I find a keeper, they are very good tenants. |

I was about to say I only rent nice places, in nice neighbourhoods, to nice people.
But that place and area looks great. I do lawns and gardens "free" as part of the rental, that way I get to keep a close eye on things. |
