Yep, what used to be a 50-60k deck four to five years ago are now at 80k+ due to stupid codes and engineering. The two decks I looked at early this year are both about 30 years old. Guess what's holding the post in place? Yep, a little concrete about 10" dia, about 16" deep. The old typ coffee can form and its still standing. So what's with the new code and beefed up engineering? More money for them is a major part of the reason, IM Stupid O, of course.

Scott,

Will you be able to repair this thing and shore it up properly? This way, its a repair and go around the new building code.

No, sadly not, its completely rotten. Shakes when you walk on it and the stairs, well there isn't anywhere to screw them to anymore.

I didn't think NJ adopted yet?

Last deck we did (on a new house) was 1/2" away from house, with a second girder & row of footings, but it was due to silly zoning, not code.

Around here a lot of landscape companies do decks and stone patios, walkways, etc....

I guess it depends on the town.
There are some guys that are going to freestanding instead, to skirt the ledger requirements.
