Why don't more houses, condo buildings have....

metal roofing? I would think they would last longer than regular shakes and shingles. But what are disadvantages of metal roofing like tin sheeting or metal shakes?

-More likely to get struck by lightning
-More slippery if you need to climb up the roof
-More likely to get ice/snow sliding off the roof(but you can prevent that making dams at the bottom of the roof).

Your thoughts?

They cost more. And the tenants pay for the replacement.

A cheap roof makes the most economic sense.

I considered metal when I re-roofed my house a couple years ago.

It would have been prohibitively expensive, since the roof is a very complex, full-hip design.
Every piece of metal would have had to be ordered long, then trimmed to fit the angles. Excess labor, excess material, excess dump fees to get rid of all the leftover triangles.

Metal makes sense for a simple, gabled roof where the metal is ordered to the exact length needed.

In the Seattle area, we don't get a lot of snow, so we have a quite a number of the low pitch, torch-down or tar paper roofs. (My house has one.)

Neighbor down the street had his replaced with metal.

A direct replacement with torch-down for these sized homes is in the $7,500 - $12,000.

His was in the $25,000+ range as he made the point that you should have an extra layer of insulation added to the roof (and all the structure needed to add that layer) to prevent noise from the metal. He claimed that others he knew that didn't, just drove them crazy with the noise.

Part of the challenge with these homes is that they don't have attics. I don't think this is such an issue with some of the homes with a regular pitch in rural areas where you're switching to metal for fire protection as much as anything. There you have an attic to give you a sound barrier.

watch the reports from the out islands after the hurricane
the homes that still have their roof will all be built like that


sadly the fla building code will not allow a far better roof like that
they demand tar-paper and shingles or roof tile
a roof style that simply will not survive a 3-4-5 force hurricane

A neighbor put in a metal roof a couple years ago. Says it's not noisy in the rain--not that we get a lot of it around here. After all, it's not just corrugated tin sheeting alone they drop on top of your rafters. It's a good modern look for the right houses. I think cost is the biggest issue.

Noise, maintenance and cost. IMHO easier to patch a shingle roof if you modify plumbing vents add TV dish, solar panels, etc.

Even with the snows and crap weather around here, we are getting 30+ years on a 20 yr warranty roof. The ones that curled and failed before that were usually due to poor attic ventilation.

The dimensional shingles we use now are 40+yr, more than my remaining lifetime.

Metal roofs need to be repainted, no? UV damage to finish?

All the houses in my neighborhood (Phoenix suburb) have concrete shingle, looks sorta like ceramic tile. The stuff must last forever, our house, along with the rest of the neighborhood, is over 15 years old and I've never seen anyone replace a roof, even after hail storms.

Metal should hold up alot better then asphalt shingles in a hail storm. Almost every house in Airdrie had their shingles redone after the storm that went through last year. Golf ball+ size hail. Insurance inspector said 1 side of my pitch looked new. The other side was destroyed.

Some company on the radio was talking about these and I didn't hear any downsides, except it costs a bit more. Not noisy, 50 year transferable warranty, doesn't look like metal. The paint is applied before the profile is stamped into it.

Western Metal Roofing was the company. If I'd heard of them before I replaced mine I would have checked into it more. Lately we seem to get a major hail storm every couple years.

Maybe it is because I live close to the ocean but nothing "metal" no matter how well coated lasts more that a few years.

I have a flat roof with the torch down stuff but if I had a peaked roof I would go concrete.

Cost.

Personally, I like the typical comp shingle roof. Cheap, easy to install and repair. It last for 20 years. There is no such thing as forever. You pay for it somehow. Spanish tile roofs are pretty depending on the type of house of course.

Wise words from a Building inspector in snow country 25 years ago: With. metal, the snow will come off and you have to move it somewhere. With Comp, leave it there and it's extra insulation.

I have a metal roof on my garage. It is noisy when it rains, yes. I also have awful radio reception and my cell phone has no signal.

I see a lot more standing seam metal roofs being put on around here. Don't know why. Dantilla you have to pay to get rid of scrap metal where you are? We have scrapers around here. Put a notice on CL and put your recyclables on the curb and it's gone in a few hours.

There should be some cash-for-metal yards around there.
That will probably cover your gas money and food at least.

I helped a buddy move 4 tons of axles(not a fun day) and he got about $800, iirc.
