New garage for me!

Doing a 24x24 pole building behind the house. we just don't have enough storage in the house and frankly I've always wanted one so it's finally going up.

The entire structure you see in the pic was put up in about 7 hours. They dug holes for posts on day one and on day two they got this far.

24x24, 10' ceiling height (very glad I opted for this), 6/12 pitch with attic trusses, will have walk up stairs. going with vinyl siding and shingles to match the house. can't wait to 'move in'!

we spec'd a 12" overhang all around. I wanted 8/12 pitch but the cost increase was pretty big vs. total cost of the building and wasn't going to add any real benefits other than taller storage space. as it is we won't be stacking things to the ceiling up there.

the garage attached to the house is going to be repurposed as a workout space (treadmill leaves the living area, yea!) and additional pantry space/kitchen storage.

UR smart to do the attic trusses. Lots of storage space up there. My attached garage is 48 X 32 with the same trusses.....Lots of Christmas decorations, lawn chairs, and parts for Porsche, motorcycles and snowmobiles. Have a section for seats, another for wheels, exhausts and so forth......

Without a continuous foundation and footing, the invitation to critters to be able to breach the perimeter could be higher.

Are you going to thicken the floor/ground slab at the edges to help offset this?

Will you have heat and electricity out there?

Nice, but I predict you'll ask yourself 2 questions
1) Why didn't I do this sooner?
2) why didn't I make it bigger?

I built my shop about 15 years ago. 26 X 32. when I got it walled in, it was huge.
8-10 months later it was full. Now, I can't figure out how I lived without it....

So true. I just finished one myself and wonder how to make it bigger already.

slab will be 4" thick and the baseboards (not sure proper term) end up being the forms. critters, mice in particular, will not be tolerated!

overhead doors are carriage style with glass.

electric will be added and i'll put some sort of heating source out there as well. giving some thought to a pellet stove but most likely will just use a ceiling mounted electric unit.

I wanted 40x60 but cost and space of course are a factor for me. building itself is about $20k not including electric. I plan to landscape nicely around it and use some nice looking exterior lighting to keep it looking sharp. Will also be putting a security system in it since it will be holding my tools and fishing equipment. the entry door and standard window will be visible from the house to help with security.

the jeep will live in it and the other bay will be kept open for woodworking projects and what not.

If you have not poured the slab, consider running some pipes in it to circulate heated water

any idea what that typically costs? is it a close system or would I have to run water to the garage?

I'm sure you'll enjoy it. Make sure to overkill the lighting.
My friend has a detached garage that I think is cavernous... when I asked him the dimensions he just said "too small by too small".
I think they're like fast cars and motorcycles- at first they seem like they are unholy and faster than necessary and then with familiarity they could use another 100HP.

Be prepared to keep the oil/propane tank full. I looked into this too and it sure sounds nice but operating costs turned me off. A propane heater or a mini split heat pump could work great, depends on your requirements.

sigh....a complication arises.

I was told verbally at the beginning of the quote process that tyvek wrap would be used under the vinyl siding.

Looking around this weekend I did not see any boxes marked 'tyvek' so I emailed my salesperson about it reminding her I was told it would be installed.

'it's not on the contract if you want it I will get you a quote'.

argh.

this is a small co. so I called the operations manager and very nicely explained the issue. she is 'looking in to it'.

I know, I should've known not to trust the best known name in pole buildings in our area to do what they say.

let's hope they do the right thing here. very, very unhappy with the sales person. this is not the first issue she's had. during design process she didn't feel like coming to my house to get a perfect match on siding and shingles ('I think it's this so that's what we'll use'....uh, no), later she claimed they quoted 45-60 days to start construction after permit and from day 1 it was 30-60 (this I have in writing).....just generally being nonresponsive and doesn't seem to give a crap if I have a concern or question.

Why did I go with them then? They have the best reputation for work question in this area.

Good luck. Having just gone through this sometimes it makes sense to just do some of it yourself. Offer to buy the material, split the labor or something that makes it work for both of you. Not a big deal to do.

Three garages ago I had the same type of unhappy experience with a local prolific pole building company. They went from best friend to dick in nothing flat.

Two garages ago I did in-floor radiant heat and it was heaven. We put the system in ourselves and it wasn't too hard. I used these guys, they were great to work with.

After dicking around for a few years, I find myself happy with a wood stove.
My shop is semi insulated and warms up within about an hour of starting a fire. Really cold days are few and far between around here....but even then it still does the job.....just warms up more slowly.

Heating with wood is a bit messy......but it is the cheapest I found. Used stoves are on CL regularly,
