Why hasn't this house sold?

It's my cousin's. Been on the market for close to a year.

The last price it was sold at was $230k in 2009 and now he wants $489K. Have house values gone up that much? What are similar houses selling for in the area. Seems the asking price is too much....

Yup, house is over priced.

Why buy that when this one down the road is $100,000 less on the ask, more sq footage, more bedrooms, larger property.

it seems like his cousins house is on a much larger lot than the other 2.

I have no idea of the local market, but if its not selling it is overpriced. It is quite a lovely home however. I can quite clearly see ghosts all over the house as well. Definately haunted

3/2 ~2500sq comps look to be all over the map with the average in the $300-500k range.
Some are sub $250k.
There are a few foreclosures which don't count.

58 homes for sale in a rather small area...

For the same price, there is a 5/4 ~4400sq: 26 Old Wallingford Rd, Durham, CT 06422 | MLS #W10130251 | Zillow

Most have 3 acres or less so I'd guess that would be the distinguishing selling point.
Also location of course.
"Get away from it all" vs. "Join the hip crowd downtown".

Still, 7.5 acres may actually hurt potential.

Not everyone wants that much property.

He might do better if zoning allows sub dividing.

That barn is super cool......not to mention the 8 car garage.


I always like to brag about how cheap houston, but 500k around here in suburbia buys a nice but plain-Jane 3000 sqft "mcmansion" on a 1/4 acre and if you are lucky a 3 car garage.

The pictures leave a lot to be desired. Poor quality, poor staging, and snow on the ground. Wide angle lens shots to maximize that 7+ acres are needed. Take some Spring/Summer pictures. Sorry but the interior colors are, IMO, a downer. The colors and furniture remind me of something my grandparents would have. I would lose half the existing furniture and possibly have the home staged with more modern tastes. Price seems high compared to the other zillow links - is land at a premium there?

Right there in front of God and everybody, zillow shows how much the house is listed for:

$489,900

Right below the listing price, zillow says it's 40k over-priced. That might be a hint:

Unlike what realtors will say for good reason (because it threatens their profession) it have found Zillow zestimate to be spot on in many occasions.

Had a house in my neighborhood for sale by the owner for 450k. They got real and got a realtor the price immediately dropped significantly each week and eventually sold for 367k. Some people just think because the market is hot in their specific area they can put any price on it. Similar to one air-cooled car market we are very familiar with

You may be right in this case, but Zillow is notoriously off. It uses macro trends so overall not bad, but I areas where not a lot of comps and volume is sold, it's terrible.

Houses on the market more than 120 days have a shadow on them. Everyone wonders what's wrong with it that the other buyers saw that I don't see?

Fire the listing agent. They should never let it stay that long at that over-priced amount. Take it off the market for 6 months and relist with a different agent at a better price.

Just a 3/2. Needs an extra 1/2 bath. And yes. The photos are terrible.

Kitchen looks like it has builder grade appliances. Give it some sex with SS microwave and oven. A super quiet, high end dishwasher. And an induction cook top.

Then lower the price.

Cousin should really do the math.

Wifes cousin moved down here from NJ.

He bought his Jersey house at the height of the bubble.

Was costing him $5k a month between mortgage, taxes, ins, etc..

Beginning of November he tells me his broker wants him to drop $20k but he's already so under water he can't even consider it.

I told him he should. Once Nov hits and the weather gets crappy there will be less buyers. Once we get into Thanksgiving and the silly season the market will dry up. He'll be lucky to have people coming back out in February most likely March before he see's traffic. Drop it now or it'll cost you $20-25k to carry it and in March you'll drop it $20 to stop the hemorrhaging and you'll end up eating $50k.

Guess what happened.
