Going, goi - whoops - gone
 
Put the shack up for sale about 10 hours ago. Just now got an offer of full asking price and only one ask - a $525 home warranty. Probably priced it too low, but it we started well above all comps. Looks like our house was as special to someone as it is to us.

Hate to see it go. Lots of tears here, but we made the decision.

You most likely underpriced it. How much, I don’t know. You may want to sit on the offer for a day or two and see if any bidding war starts. At least that’s the way things work around here, nothing sells for asking. :)

I have a funny feeling that the real estate market in Ohio is slightly different than SoCal.

Thanks. I lived in that house for 24 years and I’m feeling kind of lost right now. I designed the kitchen myself - spent many happy hours in it cooking for folks.
We’re getting close to having the updates finished on our new home. Kitchen and media room are about done and the barn is coming along.

The market is vastly different in terms of prices and demand but the free market is the free market. Maybe he just got extremely lucky and sold his place for full value instantly in the middle of nowhere. Or maybe it was underpriced.

It was probably under priced for the right buyer, but we did get lucky in that the right buyer came along. It is a unique house and we were afraid it would only appeal to a limited number of people. We started the price out above the recommendation of the formula realtors use to price a house (according to the formula it should have listed for $375,000) and hoped the right buyer would come along. We got an offer of $370,000 and then one for full price. We believe we did get lucky.
