Our place is starting to perk up with the warmer weather. I'm about 3 years into the fescue lawn rehab and I've read that it takes about 5 years to get a well established fescue lawn from seed. I'm in a transition zone that isn't ideal for fescue but turf like bermuda and zoysia stays dormant too long for me.
