As sucky as it is, this.^^

I learned the hard way that any part of a tree that hangs over your property line is considered yours. Even if the trunk and roots are on neighboring property, any limb, branch or leaf that is in your property air space belongs to you and your insurance covers damage caused by them.

Long story short, I had just bought a house a few years ago. Wind storm took out a dead black locust and it landed on the garage. Went right through the roof. No insurance on the property yet and the neighbor was cool about it but I had to foot the bill since the portion of the tree that went through the roof was in my airspace.
