peter, there may be an underground leak in a sprinkler system?
Even in the desert plants shouldn't be needing that much with drip irrigation etc.
Should be able to hand water every couple days.
Cover the beds with straw to protect from a hot sun and work in some perilite/vermiculite/peat to hold moisture.
