If those were my properties I would have a management company deal with the renters. I know it cuts the profit some. To be honest, it does not sound like you are doing much better on your own.

We essentially lose money every single day (it's all relative) the tennants live there. I set this up 15 years ago to provide a nice income stream for my parents..that's been great, and my dad has always been in "charge". I suck at being a LL and my dad is even worse

Rent hasn't been paid in full (or any amount)....as of today
