Any Swedes here to help me understand Swedish mortgages?
I need some help in understanding how pantbrev/inteckningar/mortgages work.
I have half ownership in a small house in Sweden that my Uncle and I have agreed to sell. The fastyghetsbyra would like me to sign a letter that indicates that I will assist in getting a mortgage on the property.
The exact wording on this is: samt ansöka om inteckning i eller pantsätta ovan nämnda egendom.
To me this sounds like they are looking for: 1) a second mortgage from me 2)a guarantee to the bank if the buyer doesn't repay that I'm on the hook for the loan.
Note that my wife is a commercial mortgage broker here in the US and the request doesn't seem to make any sense to her. All the back and forth with the Swedish broker hasn't been able to confirm.
My brief google and translation seems to indicate that the owner of the home that is being sold applies for the mortgage with the bank????
Any help would be greatly appreciated. My Swedish is good, but it's only conversational and not technical. My Uncle and cousins haven't been able to clarify this to me as their English isn't good at all.
