If you have that much room in your price, just lower the price by that much.
You will pay less capital gains, (or don't need to stretch as much for a 1031 exchange).
Also, your selling agent should be doing more to getting it marketed better. Better staging, better photography, better curb appeal, get it on the MLS tour, better pricing, etc.
