With the engine in place, you can replace everything except the main bearings. I would pull the motor only as a lass resort.
1) Replace the timing belt and the rest of the belts. Set the clock on the ticking time bomb back to zero.
2) Pressurize the cooling system with a cooling system tester. They can be "borrowed" at Autozone, O'Reilly, etc.
3) Oil leaks can be saved for later. Once you are certain that this is a keeper, then you can address these leaks. In the meantime, park over a large piece of cardboard.
4) Make a checklist of what needs to be done. If the list is too long or too expensive, sell your project to the next guy and find another project to restore.
