This. It could be construed that she brought them and is responsible for total damages. I'd be pissed too. I'm assuming Fred is dealing with lower rent tenants with slim profit margins but if she is a decent tenant otherwise it makes sense to retain a client and of course fix the problem ASAP. No need for change if there is an easy fix. As an inexpensive first step she should immediately get rid of the mattress and buy a new one (Ikea has them for $250-400). Clean out the room and apply. Get rid of the vacuum cleaner bag and run some dust through it outside if not already.
(nevermind I read the other post. 4 months non-payment of $47? Damn. Get a lawyer and start eviction for non-payment yesterday. Document your damages and send bill to Sec8. It will only get worse.)
