I didn't trust mine. He wanted to list my house for $X50,000 ("Based on comps that may be a little high). I said no - this house is weird, but the right person will pay a premium for it, let's start at 50k higher. The listing went up on Thursday and by the next day I had 2 offers at asking and accepted an offer Friday night for $10k over asking.
