Honestly, the first step would be to spend a coupla hunna for an hour of advisement from an attorney that is a specialist in landlord/tenant issues in your area. The door/windows 'enticement' idea is clever and funny, and likely doable, BUT, I would guess that one would need to do things by the book to ensure you do not then wind up in trouble. The attorney would advise you if such is possible or not and if possible how to do so without it coming back on you.
Once the deadbeats are out, I highly recommend that for the next tenant, demand first, last, and deposit up front. No exceptions. If there are any pets (and if you allow such) also demand a pet deposit. While nothing in this universe is 100% certain, this has served me very well in weeding out potential problem tenants.
