I don't rental laws in PA so I can go off what I know here in paradise (for the homeless).
Fred, I would strong arm my way in for an inspection or repairs that maybe needed. Have your people go in and take photos for the sales along with you so for the annual inspection of your property. Again, you must find out about your rental laws before you proceed. Please don't come unglue, because it will come back and bite you in the ass, hard. With this no eviction BS, laws are stacked against owners.
