rubber snakes
I had a construction client by a wooded area. the garage slab dipped a bit, enough that the garage door seal still left a gap on the bottom corner. they were plagued by rodents. the owner put a 3-4 foot rubber snake by the door gap, maybe 12 inches from the gap and this quickly sttoped the rodents.
I don't know that size matters, but perhaps using using a snake replica of a local variety might increase the fear factor.
For the two legged garage rat vermin, i have hear that a motion sensor running a sound tape of a 12 gauge shell being jacked into a gun is very effective - perhaps if a motion sensor, turned up to max, triggered a tape of a hissing snake???
good luck,
chris
