Blue..I like your style...We have one man who did just that (except for the bouncing betties) down here and lives, if I remember correctly, 75 feet below ground. View is lousy, but A/C and heat are cheap!!!!

Tabs...I would really have to think about that kind of money for that size house. Mine is admittedly old, built in 1963, but has 10" thick burnt adobe walls, insulation, dual cooling, over 2500 square feet, in the 'burbs, and cost 1/6 of that. New homes here although admittedly made of sticks, styrofoam, chicken wire and spit sell for under $70 a square foot, and less than that the bigger the house. Economies of scale. We do have a builder that, for an additional 10 to 15k will build the entire house out of concrete block, eliminate wooden roof joists and replace with steel and guarantee heating/cooling costs at far less than a dollar a day. It would be interesting to break down the cost of materials for this builder's homes.
