And if there is a likelihood of a home inspector finding something, fix it first! In fact, it might be a good idea in general for all home sellers to 1), get a pre inspection from a friendly contractor w/o all the pics and paperwork. Just a quick walk through and, "What do you think about this?" 2), Vet the actual home inspector. Some of these folks are not qualified and/or crooked. I wouldn't let the buyer's agent choose the inspector, at least w/o my own choice for a backup if something is in a gray area.
There are lots of 'gray' areas in any home.

Right, home inspectors are hired and paid for by the buyer. A seller can't vet them or anything. Normally, I don't even think the seller should be around.
Imagine, that'd be like you saying "I want to buy your car, but first I'd like to have
Joe's Super Amazing Porsche Wrenchin' and Restorin' shop perform a PPI on it," and then the seller says, "no, I don't think they are any good, you've gotta use Motormeister because I think they are really great."
