Looks like you got your answer. Investing $600K for a
single (owner occupy) LV home is insane - unless you plan to live there till you croak. If you don't mind a "cooler than LV summer" and "warmer than LV winter" look to Temecula - wineries, mountains, skiing, desert, shopping, and yes even the ocean is an easy 1 hour drive away. Sandwiched between two of the largest markets (LA and SD) you can't miss. Did I mention the golf? New homes are still selling in the $390K and then way, way, way up range. Of course considerations have to be taken if you commute daily to SD or LA, but work that into the deal with your employer - partial out of home, broadband, flexible hours, etc...
